Twin River Villas is located within walking distance of Schlitterbahn, Prince Solms Tube Chute, downtown New Braunfels and just a short drive to historic Gruene. This rental is perfect for a quiet getaway!

This 3 bedroom, 2 bath condo sleeps and allows 8 guests maximum.

Fully furnished with bathing towels, bed linens, cookware, a standard drip coffee maker, dishwasher, washer/dryer, TV's and more!

This 6-unit, two-building triplex can accommodate up to 40 guests, making Twin River Villas perfect for large family reunions, special events, and retreats. If you book all 6 units, we are happy to give you 15% off of each unit's rental rate. Please call our office for this special.

*While the Twin River Villas is NOT directly on the river, it is a prime location next to and within walking distance to the Comal/Guadalupe Rivers, and Schlitterbahn!*
-Walk with your tubes and cooler about 10 minutes to Hinman Island Park for public access to the Comal River and Tube Chute, jump in and float down to the last public exit, corner of S Union and Lincoln St for about a 2 hour float! The walk back to Twin River Villas is about 12 minutes!
-A quick 10-minute walk down S. Union Ave to the Schlitterbahn East -Blastenhoff entrance! Pack your cooler, and sunscreen, and don't have to deal with finding a parking spot!
-Take a brisk 5-20 minute walk to nearby restaurants or stroll further into downtown New Braunfels to enjoy more local restaurants, bars and breweries, shop in our quaint boutiques, and get strudel in the oldest bakery in Texas, Naegelin's Bakery!
- If you want to float a long portion of the Guadalupe River, we advise you to drive to Rockin R to rent their tubes and use their shuttle service.
-And, Gruene, Texas with the world-famous Gruene Hall and delicious restaurants such as Gruene River Grill and The Gristmill is only a 10-minute drive away!

Places we recommend that are within a 5-20 minute walk to and from the complex:
Restaurants: Spud Ranch, Pats Place, Tin Top Burgers, Union Street Station, Muck & Fuss, New Braunfels Coffee, The Mess Around, Naegelin's Bakery, Bootlegger Pizza, Krause’s Café, McAdoos Seafood, Myrons Prime Steakhouse.
Bars/Night Life: The Oyster Bar, Calahans Pub & Pizza, Black Whale Pub, Moonshine & Ale, Phoenix Saloon, Scores Sports Bar, The Pour Haus, Downtown Social.

Must be 23 or older to book, kids are welcome with a parent/legal guardian.
Renter's ID and Credit Card must be presented to receive check-in information.
Occupancy is not to be exceeded at any time.

Pet-Friendly unit with the following fees: 2 pets max.
$25/day/pet
$60 Pet Cleaning fee (this is for interior ONLY and NOT picking up after the dog in yard)
(This fee does not cover damage to the property or grounds resulting from a dog, including but not limited to: chewing, scratching, digging, and unreported housetraining accidents.)
$500 Pet Deposit 7-10 business days after your departure refunded back to the cc on file with no damages or violations.
*If you are bringing a pet, please be sure to add it to the message when booking, so we can apply pet fees.

Parking Passes are enforced at this property.
This condo will receive 3 parking passes. Parking spots are unmarked and on a first-come, first-served basis. Overflow parking is available across the street behind the Spud Ranch lot (make sure to ask/tell them) OR in the lot at the corner of N Union Ave and W. Commerce St. -about a 5-minute walk away from the complex.

Pet Friendly Rentals

While many of our properties adhere to a strict “No Pets” policy, a select number of our properties welcome dogs and are advertised as “Pet Friendly.” Any guest found with a pet in a property that is not pet friendly or approved will be required to vacate the premises without refund and with an automatic $500 fine to the credit card on file. This policy is strictly enforced as some property owners and guests have severe pet allergies and dander in a home listed as non-pet-friendly could cause serious health problems.

Convenient location, clean, comfortable condo!

"We had a great stay at Twin River Villas! It was so convenient! It made our weekend so easy that the unit came with tubes and you could walk to and from the entrance and exit points on the Comal. There were also restaurants and a convenience store within a two minute walk. Parking was easy too.
The condo itself was super clean and had plenty of space. The hosts were super helpful when we had some basic questions. We would definitely stay again!

Wurstfest Stay

"We stayed for Wurstfest and it was a pleasant 15 min walk in the park. Nice little condos with a food mart next door. We would definitely stay here again even if it was during the summer and we were enjoying Comal River activities.

Highly Recommend

"The duplex was the perfect size for our group. We originally planned for 3 adults and then two more adults joined us at the last minute. We stayed in the 3/2. Location was perfect because it was close to everything. It was clean, organized, and everything was provided. We brought extra toilet paper, garbage bags, kitchen utensils, towels, etc., and none of those items were needed. The unit stayed cool throughout the day and night with the a/c set to 74 while it was 106 degrees outside. I highly recommend this place to anyone looking for a quiet getaway with proximity to everything.

River trip with friends

"The condo was nice, and was equipped with everything we needed. However, several very loud parties were next to us in which kept a lot of us up at night time. Also, both evenings, we were unable to find parking due to not very many parking spots available. We tried to Call the numbers listed to find out where the other parking lot was as well as the office, but all numbers except for one didn’t work, and we didn’t feel it was super serious to be calling 911 (the other number provided).
The condo was in a good, decent area and close to local restaurants as well as the river so that helped.

We apologize for any miscommunication in regards to the phone. We would appreciate your input into which phone numbers you attempted to call as we have 24 hour on call staff and maintenance. Had we received a phone call about any disturbances we would have called that guest and would have even evicted such guest had they not quieted down. In New Braunfels, there is a city ordinance about quiet time after 10pm. the only cars allowed in the parking lot needed to display parking passes provided by us. We have spoken to the homeowner and have taken steps to hire a towing company to insure that any future guests have their alloted spaces.

"Nice property. Everything was well maintained. The beds were comfortable. Within walking distance of Schlitterbahn and close to Comal River tubing activities. Recommend stay during the week because weekend units filled up with partiers, some got loud. Would stay again and wish we had stayed longer.

"This is not the first time that we have stayed at Twin River Villas. We love the property. We always stay at the Safari. It is beautiful, the décor is nice, and the beds are SUPER comfortable. The facility is right next door to a convenient store, which we LOVE. It is not far from public tubing drop off but it is a little walk back to the Villas. You have BBQ pits on property, and the condos are fully furnished. River City provides you with tubes for free, that's a plus. We will most definitely stay again.

Great weekend trip!

"I stayed here with a group of 7 friends and we had a great time! We made breakfast and dinner both days, using the items in the kitchen and the grill right outside our house. They offer free tubes and we were able to walk to the Comal. Management was very nice and helpful throughout the process. Only complaints- the fan in one of the bedrooms made a LOUD clicking noise- we weren't able to sleep with it on. Also, they only give one parking spot per bedroom so we ended up being one short. The place you have to park is at least a mile away from the property, so that was pretty inconvenient. They also do have quite a few specific rules (for example- do not set AC below 72, do not use the towels to wipe your face if you are wearing makeup). Overall though, I would stay here again!

Texas Getaway

"The property was as advertised. Only concern was the hide a bed is never very comfortable. I wouldn't use it unless I absolutely had to. To River City's credit they brought extra foam padding as soon as I expressed a concern. They were very prompt and helpful when called upon. Great to deal with. Property was clean and overall very comfortable. I would recommend this property and River City Resorts to anyone looking in the area.

Great spring break locations

"The location was very close to the water park also close to the river. Great to know we were offered free tubes to float on the river!! The staff was very friendly and the house was nice and spacious. If you have little ones the park is only a mile or so away with a great view of the river.

"Very nice place to stay. Our only draw backs were 1) no pool 2) so close to town/noise ordinance 3) units too close together. However, we met a fun group of people across from us. All in all a great experience. Staff was wonderful. We were late checking out due to a minor car accident. Very understanding and helpful. Would stay again.
