RIVER CITY RESORTS POLICIES

 

CHECK IN TIME: Check in time is 4:00 pm.  You will go straight to the condo.  Your Door Code will be sent to you in the app or an email the day of your arrival.

In the event of unforeseen circumstances, we reserve the right to move guests to an equal or higher priced accommodation at no extra charge to the guest. In that event, the guest has the right to cancel the reservation at no charge.

CHECK OUT TIME: Check out time is 11:00 am. Please call 830-626-2196 or text 830-500-0579 upon departure. We will charge your credit card $100.00 beginning at 11:30am. Anything-past 1:30 pm you will be charged an additional full one-night rate of the unit in which you are staying.  Remember, we have guests checking in after you. ***If your unit is a “turnover”, your credit card will be charged a full one-night rate at 11:30am.***

CODES/POOL KEYS/CAR TAGS: If a guest loses mail keys there is a $25.00 charge per key. These costs will be withheld from the deposit. Refunds will not be given for keys returned by mail.

DEPOSITS/CANCELLATIONS: DEPOSITS/CANCELLATIONS: Guest authorizes RIVER CITY RESORTS (RCR) to withdraw a $50.00 non-refundable booking fee along with the security deposit from their credit card upon making reservation. Balance on room will be due in full 2 weeks prior to arrival. The refundable portion of the security deposit will be refunded within 7-10 business days after departure assuming no damages/violations occur.  The $50 booking fee and a $40 cancellation fee will be charged for any reservation cancelled anytime after booking. All cancellations must be received by midnight 14 days prior to arrival date to avoid forfeiture of cost for entire reservation. Reservations are not contingent upon the availability or conditions of the water recreational facilities including but not limited to the Comal and Guadalupe River, Schlitterbahn and/or weather conditions. **Any reservation made for one month or longer will need to provide a 60-day notice for cancellation at which the deposit $150.00 and the booking fee $50.00 will be forfeited. Guest is responsible for the first full month’s rent if cancellation is less than 60 days.**

 

REFUNDS: RCR does not refund money for early departures for any reason. Rain checks will only be issued in an emergency evacuation.RCR is an Agent for its homeowners and does not have the authority to refund money to renters for any reason. There will be NO REFUNDS for shortened stays. Refunds will not be given for incidents out of our control such as rowdy crowds, etc. Nor will they be given for disorderly conduct reported by security.

NON-SMOKING UNITS: All properties are NON-SMOKING. Any evidence of smoking (smell, ashes, etc.) in the property will result in a $300.00 fee. This fee will be immediately assessed to guest credit card. Smoking is permitted outside; please dispose of all smoking debris properly outside.

PETS: If pet(s) are found in any property or evidence of a pet, then a $300.00 charge will automatically be charged to the Guest(s) credit card and there is no refund. Pets are strictly prohibited.  If your unit does accept pets, then you will have a $150.00 non-refundable pet fee and a $150 refundable pet fee.

INSPECTIONS: The maximum occupancy for each unit is highly monitored. RCR has the right to inspect the number of people in your party. Only registered guests may occupy the property. Any party exceeding the maximum occupancy is reason for eviction without reimbursement of rents and deposits.

**For security purposes, seasonal guests must wear wristbands**

Changes are taking place constantly in these homes. The owners will often change the bed sizes, furniture, & decor. Virtual tour and/or photos may not necessarily reflect the actual property being reserved.

Please do not flush any feminine products, grease, etc down the toilets. Plumbing issues caused by these problems will be charged back to the guest.

A/C & REFRIGERATORS: Please do not turn A/C units below 72º, this will cause the unit to freeze and you will be charged for the maintenance call. Do not overload the refrigerators with warm food and drinks. The refrigerator will not be able to cool fast enough to keep the contents from spoiling.

FAIR HOUSING: RCR complies with all Fair Housing requirements, and will not deny any rentals because of race, color, religion, sex, origin, handicap or family status. However, RCR will not rent to any persons under the age of 25. All reservations must be made by a “Responsible Party” 25 years of age or older. They must occupy the property during the entire reservation time.  All additional guests occupying the property must be 25 years of age or older or be accompanied by a parent/legal guardian. RCR reserves the right to ID and evict any and all guests that are not in compliance with this regulation. The “Responsible Party” will be responsible for all charges: including violations, lockout fees, damages caused to unit, buildings, pool/hot tub or etc. No bachelor/bachelorette parties are allowed.

SAFETY: Safety and security is the sole responsibility of the Guest. Owner(s) or its agent assume no responsibility or liability for the safety or security of the guests, or for injury caused by the criminal acts of other persons. If a disturbance should arise during your stay, contact the New Braunfels Police Department at 830-608-2179 or 911. Guests should ensure that all doors and windows are locked at all times, and guest must immediately notify RCR 830-626-2196 or 830-500-0579 (On Call Phone) if any locks become inoperative.

GUESTS: Guests are responsible for their own proper conduct and of all guests, including the responsibility for understanding and observing all policies and rules. Tenants must comply with governmental ordinances, rules regulations as well as standard clauses for compliance with the laws of the city, state and nation and any violation of said laws may be grounds for termination of the lease, eviction or removal and may include forfeiture of any and all deposits.

NOISE ORDINANCE: New Braunfels has a noise ordinance of 10pm. All music and loud noise must be turned down by this time. Nudity, profanity, and excessive noise will result in eviction without refund.

PATIOS/BALCONY and ENTRY AREAS: Patios, balconies and entry areas must be kept free from items that could be a hazard. Storage of inner tubes, trash, coolers, etc is prohibited in entry areas and breezeways. Guests will be fined for failure to follow these regulations. Guest shall not store any combustibles on premises (ie, Gasoline, lighter fluid, etc.) Please, do not hang towels over balcony railings.

For safety reasons, balcony loads should not exceed room occupancy and NO horse playing. Exceeding the maximum occupancy on balcony will result in eviction without refund

By City Ordinance: NO GRILLING from patio/balconies of any units. This is a fire hazard. Guests may use the grills that are provided onsite as bringing a grill or hot plate onsite is against fire department/HOA ordinance.

PARKING: TWO parking permits will be issued for the rental of a Condominium; this does not always guarantee you a spot in the lot.  ONE parking permit will be issued per bedroom for the rental of a House, not to exceed four parking permits. Parking for trailers, boats, jet skis or oversized vehicles is prohibited. In the event that any additional unauthorized vehicles are parked on the property, there will be a $50 fine per vehicle and/or the vehicle WILL BE TOWED at the owner’s expense. All vehicles MUST have a permit.

LOST AND FOUND: RCR is not responsible for any loss of money, jewelry, valuables of any kind or any damage incurred to guest’s motor vehicles or their contents. RCR will hold left behind items for two weeks. After two weeks, left behind items will be donated to charity. Any items to be returned will be at the guest’s expense, via mail.

PAYABLE: The guest acknowledges receipt of the services and charges hereon and agrees to pay for it on demand in New Braunfels, Texas. These properties are privately owned, and the management reserves the right to refuse service to anyone.

LINENS:  To provide our guests with a Resort experience, we have moved to all white linens. Please be courteous of our property so that all our future guests can enjoy them as well. Do not use towels or washcloths to clean off make-up. Any damaged or missing linens will be charged back to the responsible party

 

DEPARTURE: Upon departure, please load/start dishwasher and take all trash out to receptacles. If you have moved any furniture around, have unplugged any TVs, cable boxes, or electronics, and/or have taken items from one property to another, please be sure to place things back the way you found them. Failure to do so will result in a $75 charge. A full written inventory and/or videotape has been taken of the property. RCR will conduct an inspection upon your departure. If the unit is left in the condition where an excessive cleaning has to be done there will be an additional $150.00 cleaning charge.  Trash removal will result in an additional $25.00 removal charge. “Responsible Party/Guest” authorizes RCR to charge credit card in the event that any damages or missing items are found.

 

TUBE RENTAL: Tubes rented through RCR must be returned inflated upon check-out to our office during business hours and front desk must be notified. Failure to do so and/or return tubes damaged or flattened will result in a $30 charge per tube.

 

**Upon departure please be sure to take all trash to dumpsters and/or outside trash containers, turn off all appliances, lights, and make sure all doors are locked. Failure to do so will result in additional charges**

Please be advised that the property you are renting contains inherently dangerous natural conditions associated with the location. By signing this document, you understand and freely agree that you are responsible to inform your entire party and guest that the owner, leasing agents, and their agents accept no responsibility for any accident, injury, or death that occurs on the premises. Please take extra precautions to protect the safety of your party and children while on the premises.
